I approach every inspection as if I were considering buying the house myself. I typically spend three to four hours on site, depending on the size and complexity of the home. I take my time, look at things from different perspectives, and work to understand what I am seeing before I draw conclusions.

The goal is not to overwhelm you with problems. It is to give you useful information about the home you are considering. A home inspection is a snapshot in time: I will tell you what I find, explain why it matters, and give you information you can use to make your own decision.

Clear information and a report you can use

My reports are designed to be clear and easy to understand, with photographs and annotations to help explain what I found. I aim to deliver reports within 24 hours of the inspection. During especially busy periods or when demand is high, delivery may take two to three days.

I am also aware that inspection periods can be short. I usually offer same-week inspections when my schedule allows and will do my best to be responsive when you are working within a tight closing timeline.
